We recently sent you a letter around the section 20 and want to answer some questions that we’ve received.
In early December we sent you a letter called “Notice of Intention to Carry Out Qualifying Works – Repairs to Communal Areas”. The intention of that letter was to inform you that we are currently procuring for a new contract for our repairs and maintenance service and we want to reassure you there are no immediate works scheduled for your home or associated communal areas. We are aware that this may not have been as clear as we had hoped so are sending this message to clarify the process.
As a leaseholder or shared owner, we are required to notify all leaseholders if we intend to enter into a long-agreement for services such as repairs and maintenance so that you can suggest suitable contractors to price for this service. You received this as you are one of our leaseholders or shared owners that pay a regular service charge and may have a shared outside area, building, or communal area that Trident maintain and this will be delivered by this new contractor.
We will then review all observations and nominations before finalising the tender list. A further notice will be issued to update you on the selected contractor and estimated costs.
If you have any suggestions for who companies who can provide repairs and maintenance services who you wish us to investigate, please email your suggestions Trident via the email Ian.Pitteway@tridentgroup.org.uk by 31 December 2025.
