Keeping your fire escape routes clear
Trident Group has a legal duty to ensure that all fire escapes and fire escape routes are always kept clear.
It is therefore important to make sure that there are no items in communal areas that would:
- add to the spread of a fire or risk starting a fire
- stop someone being able to escape in the event of fire
- slow down Emergency Services in rescue duties
- injure people by causing trips and falls
No personal items are allowed in communal areas no matter how harmless this may seem. This includes furniture, plants, ornaments, clothes drying racks (clothes horses), shoes, and toys as they can interfere with cleaning and pose unexpected risks.
All mobility scooters and e-bikes must be stored in communal stores or your flat at all times.
It is important that you keep your communal areas clear. In line with our TORT policy, we will remove items from communal areas that block exits or are a fire risk.
We will place stickers on the items and issue letters ahead of removal. You will have 7 days to remove any items.
All items will then be stored for 28 days for you to arrange collection before disposal.
Colleagues regularly visit sites to make sure that your communal areas are clean. If you are concerned, you can raise it to us confidentially by calling 0300 123 1113 and speaking to our Building Safety Team.
Where Trident Group provides services within a communal area for removal of items it will apply a service charge to residents.
